RFramer LLC collectively worked on 1.5 Million SF of framing area catering to 32 projects located in the USA

ABOUT US

RFramer was founded based on the lack of modeling providers that specifically served the drywall framing industry. We will help clients not only to successfully fulfill BIM deliverable, but to leverage BIM to save time and money

RFramer LLC leadership have more than 40 years of experience in the framing industry and have been involved with BIM from the beginning. Our modeling team has worked exclusively on metal stud framing projects for a combined total of 38 years. Experience is what differentiates us from our competitors.

We believe technology can enable dramatic transformation in all companies and industries. The drywall industry in particular has not reaped the benefits compared to some of the other MEPF trades. We believe we can help companies grow and succeed with our experience, planning, and innovation.

RFramer LLC is passionate about BIM technology and proving how we can exceed a client’s expectations with regards to accuracy and efficiency.

We save clients time so they can focus on everything else that cannot be outsourced on a construction project. We do not rely on our clients to teach us how to read CFS engineering details or build with metal studs. We do not believe in simply adding unskilled manpower to tasks ‘as needed’. We will outline a plan, ask pertinent questions, then execute – and meet all deliverable on time by allocating qualified resources.

If you have successfully outsourced framing modeling on a project, congratulations. Based on client feedback, all of our clients have struggled to find qualified and competent BIM support for framing deliverable. If you already have a few resources that have met your expectations, please take some time to review our qualifications, and keep us in mind if the need arises so we can provide a competitive bid that may surprise you. If you are new to BIM or are outsourcing your modeling for the first time, let us help you ask the right questions and reduce your potential exposure.

Have other "BIM" outsourcing companies contacted you ?

Make sure you qualify before requesting a price How many years of experience do you have working on actual projects with the StrucSoft MWF plugin for AutoDesk Revit?

How many licenses of MWF does the company currently own?

How many full-time employees have worked exclusively on framing modeling over the last year?

It is not enough to have used StrucSoft MWF or Autodesk Revit. Virtual framing modelers need to have a complete understanding of MWF capabilities / limitations. This is only accomplished through experience and having worked on a project start to finish full time. Modelers need to know out-of-the-box solutions and workarounds inorder to meet the limitations of StrucSoft MWF.

SERVICES

While not ideal, we can develop Architectural models from 2D PDFs or 2D CADs and use it as the first step in the development of a framing model. But this process will take more time to make framing updates when there are design changes. It is best if we receive the Architectural design intent Revit model so framing can have a quick turnaround.

When clients become confident in our deliverable, we can upload files directly to client’s websites if desired or make available in various ways for effective client review.

We will create MEPF overlays on architectural plans to quickly identify and document priority walls so that they can be sequenced first to avoid construct-ability issues in the field.

We will identify walls requiring Z-clip attachments and model them for accurate material take-off based on actual fireproofing thicknesses, and ensure these conditions are accurately reflected in shop drawings and roll forming output.

We can provide drawings which can be directly used in shops to fabricate panels and ship to site for construction. Note that the more sophisticated requirement the more time consuming to produce coordination model and panel shops. But definitely it will all be worth it when prefabrication advantages are considered.

There is nothing worse than generic BIM language in the contract. It leaves up to the client what level of detail will be required.  We will help you clarify generic BIM requirements and ask questions and include qualifications that will eliminate uncertainty and expose you to what could be substantial BIM costs if contractual language is not 100% defined for dry wall scope.

  • Will MEPF penetrations need to be modeled
  • Will access doors need to be modeled
  • Will ceiling supports need to be modeled
  • Will kickers, blocking and backing need to be modeled
  • Will ZClips need to be modeled

If you have received a BIM requirement that has any mention of dry wall, send it to us immediately before you run out of time. It is important you get us involved ASAP as we can help you remove uncertainty and help you bid the project correctly. We adhere to strict confidentiality while helping you gauge the contract language.

We can help you submit a conservation number or a worst case if you are not comfortable submitting qualifications.  We will provide you with the detailed list of what members will be provided for various levels of modeling which you can use as a reference with any of our competitors which provide substantially less numbers from us.

We believe in a level playing field.

Over these years of experience working with several projects right from coordination stage, we have a concrete setup to track the design changes which will help in execution and invoicing.

We will include two hours of training on how to use what we will provide you. To demonstrate to the client. So, you are coordinating and not just outsourcing. Yes, we will help you to participate in coordination.

OUR CAPABILITIES

Outsourcing American jobs will prove to be a plus for the economy in the long run. It’s simply a new way of doing international trade.

Greg Mankiw – American macroeconomist professor

Outsourcing has become an innovative and advantageous way of getting the job done for many companies worldwide. Framing and BIM are no exception to this. Collaborating with us will be a breeze considering the following aspects.

  1. COST: we have a very effective and strategic way of calculating and tracking the work hours right from the bidding stage to design changes.

We justify extra work, so you do not have to.

    • We understand the clients’ desire to avoid extra work costs when modeling, but this is often unavoidable if there are design changes or MEPF revisions. If MEPF coordination is required, we offer three passes until signoff.
    • We know how hard it is to get extra BIM work reimbursed for design changes. That is why we are methodical about tracking the time and providing evidence to support extra work costs. We provide detailed information on where the changes originated from the contract documents per our overlays and invoice hours according to each revision.
    • We always provide a transparent, detailed breakdown of our estimates. Based on our experience, we are confident in our forecasts for prospective or future projects.
    • We might not be the lowest bidder, and we do not base our profits based on change orders. We can provide framing industry-specific training and consult on effectively coordinating using the models we offer and take over revisions.

  1. WORKFORCE: We back you up with our committed and skilled professionals to kick start the job, and a quick turnaround time is our specialty.
    • We will not over-promise. We commit to having the necessary workforce (a specific number of people) on your project for the duration of your project.
    • We will outline what resources we will make available.
    • That is why we have long-standing relationships with our clients.
  1. TIME ZONE: We have the first point of contact in the USA to be approachable during your working hours. It would be best if you did not work outside of your regular business hours.
    • We see time zone differences as an advantage, especially if you have an in-house modeling team. We can supplement your modeling efforts, and the work is never on hold.
    • We can work seamlessly with your team using BIM360 design, so work keeps being done even after working hours round-the-clock productivity.

  1. LANGUAGE:Just the experience speaks for itself. We have been having conversations and interactions with clients via email and virtual meetings for the last eight years. All our employees are fluent in English and are in contact with the client for any discussion raised.
  1. TOOLS: With a pool of professionals from varied work experiences and collaborations with various clients, we have mastered many tools and adapt to anything new to suit your needs. Below is a non-exhaustive list of programs we have been using in our projects.
    • AutoDesk Revit: Revit is the most popular BIM software widely used in the industry. Its compatibility with our other software helps coordinate with all trades.
    • StrucSoft MWF: While there may be many methods to do framing, we choose StrucSoft MWF as it’s the best tool available for quick turnarounds in the trade. The reason being we can leverage the Architectural models and their settings. We have built over the MWF work process and made it more efficient and faster by automation and scripting.
    • Bluebeam Revu/Studio: We use Bluebeam for document review and analysis for its many functions and ease of use. Tracking the markups, exporting, and importing them helps us to not miss out on anything. Comparing PDFs for design changes, linking the details, and visual search is a straightforward process. On top of all, it comes with Studio. The data can be centrally located and accessed by everyone in the project and simultaneously use the data for reference and markups on this collaboration platform.
    • BIM360 Collaboration and Docs: This is a cloud-based platform that effectively allows project teams to work in a collaborative environment. We can use this as a central location for all project-related information/documents, and all the stakeholders on the project can design and collaborate from the same location. BIM360 will help in a seamless workflow and trade coordination which saves a lot of time and effort.
    • Revizto: This is one of the platforms we used for tracking issues and coordination across all trades in the project. It supports various file types, and importing them into this software helps us visualize the models vs. shop drawings, identify clashes, and track them for solutions.
    • BIMTrack: This will be used to document issues and resolve them by assigning action points to the concerned person/organization with target dates for closing the issue.

Also, your clients never need to know the BIM work is being outsourced. We do the backend work, modeling scanning for issues, and coordination so that you can take the credit. Our goal is to have you as the front person in coordination meetings and not an observer who is just outsourcing BIM. This program will enhance your participation in the process, which will help you gain confidence in GC.

Most importantly, all the team members in our office have license seats for all the software we use to produce the needed output.

If you deprive yourself of outsourcing and your competitors do not, you’re putting yourself out of business.

What do we provide when you retain us for modeling

  • Our process

  • Understanding framing subcontractor requirements

  • Understanding client BIM requirements

  • Contract review

  • As-built (client)

What we need from you

  • BIM requirements

  • BIM contract (we know its sensitive information, but we need it to know exactly what you owe and how to bid it) scope/exhibits/BEP

  • Contract drawings

  • Arch model (many clients are more than willing to share ARCH models pre-award.) We can make this available for you or your estimator outside of Revit to review. It never hurts to ask for an architecture Revit model. When the client provides us with the ARCH model pre-award, we can offer Rough Order Magnitude per level per partition quantities extracted for the model.

So with RFramer LLC, you will not just be fulfilling deliverables. You will be exceeding them. You will become an integral part of the coordination process because we provide all the above and help you coordinate effectively, even if the project is not a design assist. We have the experience to know when to escalate issues.

Do what you do best and outsource the rest.
